01 / Overview

We support the planning and redevelopment of greenfield and previously developed sites for residential, commercial, and other uses. Our work considers site conditions, servicing needs, grading, drainage, and applicable municipal requirements.

Depending on the project, our services may include design documentation to support site plan review, detailed design, permit applications, construction review, and related closeout requirements. We coordinate with architects, engineers, and other consultants on grading, drainage, site servicing, access, and related site features to support project objectives and applicable requirements.

Our approach to land development focuses on practical, project-specific solutions that consider cost, site constraints, environmental factors, and applicable regulations.

Our Land Development Services

Grading and Drainage Design

Direct surface runoff away from buildings and other sensitive areas where feasible.
Develop grades and slopes for roads, driveways, and walkways in accordance with site conditions and applicable design criteria.
Balance cut-and-fill requirements where feasible.
Use swales, berms, and grading features to direct and manage surface runoff.
Consider infiltration features where appropriate, based on topography, soil conditions, environmental constraints, and available infrastructure.

Water, Sanitary, and Stormwater Site Servicing Design

Estimate water demand and wastewater flows based on the proposed site use and applicable design criteria.
Prepare site servicing drawings showing relevant pipe sizes, materials, slopes, and service structures such as manholes and catch basins.

Stormwater Management: SWM Facilities, LID, and BMP Design

Develop stormwater drainage strategies to manage runoff and reduce flood and erosion risks.
Assess green infrastructure options, such as rain gardens and permeable paving, where suitable for the site and project requirements.
Address applicable stormwater quality and quantity criteria, including treatment requirements before discharge.

Erosion and Sediment Control Design and Review

Develop erosion and sediment control measures to limit soil loss and sediment migration during construction.
Specify appropriate measures, such as silt fencing and sediment control facilities, and recommend stabilization of disturbed areas.
Identify inspection and maintenance considerations for erosion and sediment control measures, as required by the project.

Functional Servicing Report

Review existing and proposed water, sanitary, and stormwater servicing conditions within and around the development site.
Document servicing feasibility through a report and supporting calculations appropriate to the project scope.

Construction Oversight

Carry out agreed site reviews to observe whether construction generally conforms to the reviewed design documents.
Prepare applicable review letters or documentation within the agreed scope and professional requirements.
